The viewing journey

The scene

Paul or Marinda showing a couple around a property, that moment when the viewing pauses for a beat: together on the terrace, one hand pointing towards the horizon, the clients following the gaze. Everyone is looking at the view or at each other, nobody looks into the camera. It should feel like a genuine moment from a viewing day, not like an advert.

Light & timing

Late afternoon, when the sun is low and warm (golden hour). Side light that keeps the faces soft and gives the terrace long shadows. No harsh midday sun, it causes squinting eyes and washed-out facades.

Composition

A generous frame: people right of centre, with sky, sea or garden on the left as a calm zone, that is where the blue text card slides over the image on the services overview. No important details along the bottom edge: on the service page the title sits there over a dark gradient. Landscape, at least 2800 px wide, so both the wide crop (21:9) and the taller hero crop are possible.

Clothing & details

Calm, plain colours, white, beige, light blue, in keeping with the brand. No busy prints, no visible brand logos. Terrace tidied up: no garden hose, bin bags or parked cars in the frame.

Avoid

The stock-photo clichés: a handshake at the front door, a close-up of keys being handed over, a pointing agent with a folder under one arm, a broad grin straight into the lens.

Alternative frame

Looking out from the living room through the open French doors: silhouettes of Paul and the clients on the terrace, the sea beyond. Also works beautifully with backlight.

The hero image, the Costa

Homepage (full-width) · About us (tall crop on the right)

The calling card: a sweeping coastal landscape of the Costa Blanca in warm evening light, a bay with a turquoise sea, a recognisable rock or headland, a white village against the hillside. Aspiration, not a catalogue: no people prominently in the frame. Keep the centre and the bottom edge visually calm: the white title and the search form sit on top of them. Because About us uses a tall, narrow crop, the main subject must sit vertically around the centre.

An inviting moment of conversation: two coffee cups on a terrace table with the coast blurred behind them, or Paul and Marinda talking at a table, shot over a shoulder. Warm and close, with plenty of calm in the frame, the page title sits in the middle of it and the contact form slides over the bottom edge.

From a high vantage point over a coastal town: white rooftops, the bay, mountains in the background, the feeling of "I could live here". Morning or evening light. No people needed. Aftercare & practical matters

The feeling of having arrived: a bunch of keys and two espresso cups on a terrace table with the sea blurred in the background, or Marinda going through a folder of documents with clients at the kitchen table. Homely, warm, shot up close.

A calm advisory conversation at a light-coloured table: laptop, notepad, coffee, shot from the side or over the shoulder, faces do not need to be sharp. Serene and uncluttered. No calculator-and-paperwork cliché and no stacks of documents.

Selling your property

A well-kept villa in evening light, gate or front door invitingly open, perhaps Paul welcoming buyers on the driveway, small in the frame. The house plays the lead role and sits right of centre; on the left, the sky or garden stays calm for the text card. No for-sale sign from another agency in the frame.

People

One photo session, one style: all portraits at the same location, with the same light and the same distance to the camera, that way they form one family on the site. Outdoors, against a soft Mediterranean backdrop (light facade, bougainvillea, olive tree), late afternoon light.

Standing portrait, from the hip or knee up. Relaxed posture, light shirt or blazer (no tie), an easy smile towards the camera. Sharp on the eyes, background softly blurred.

Shot at the dog's eye level, same location as the other portraits. Sharp on the eyes, head slightly tilted, curious or alert. Playful is fine: a paw on the office doorstep, for example.

Paul and Marinda together, informal: side by side on a terrace or in front of a facade, chatting or laughing, Doeschka is welcome to join. This is the photo next to "Your dream is our concern": personal, not a corporate portrait.

Happy clients in front of their new home or at the dining table, a natural moment, no thumbs up. Faces not too small: the photo sits next to their quote. Only with written consent.

Property photography

For each property the site expects ten photos plus a map crop. The first photo is the main photo: it appears everywhere, on the homepage, in the listings and at the top of the property page, always in 3:2. The gallery also uses portrait and square crops, so keep the main subject well within the centre. Dragging is done on the property page itself (open the gallery).
